He/she will be based in Lisbon and will report directly to the Head of Project & Development Services in Portugal, working with various JLL functional teams and business unit stakeholders to deliver customer needs and program goals.
As a key member of JLL, a successful candidate will be responsible for Project Management services, supporting JLL’s organizational goals and objectives through efforts to:
Responsibilities
1. Lead and oversee a team, ensuring effective management and results-oriented leadership.
2. Drive business development initiatives, identifying and pursuing opportunities for growth and expansion.
3. Implement and monitor processes and procedures to ensure efficiency, compliance with established objectives, and successful business development outcomes.
4. Provide guidance and support to the team, promoting professional development and fostering collaboration and teamwork.
5. Ensure projects are completed according to time and budget schedules, and that objectives conform to overall standards and operations objectives and user requirements;
6. Analyze and estimate costs; prepare cost summaries for projects, including equipment, labour, materials, site preparation, sub-contractor costs and other related costs as needed;
7. Project planning, project tracking, scope management, change control management, risk management, and quality assurance of the project team;
8. Facilitate communication between all the stakeholders, clarifying expectations for information and service delivery;
9. Review and provide input for the development of project plans;
10. Contribute to design documents and specifications;
11. Manage construction plan(s) and maintain current project status records;
12. Prepare/update project status reports, process invoices, update tracking reports, and maintain files for due diligence and financials;
13. Resolve project conflicts with affected management;
14. Reporting, tracking, and troubleshooting exceptions and escalating, tracking and resolving conflicts regarding resource commitment and delivery of results;
15. Conduct and document all weekly meetings;
16. Coordinate and track all Vendor RFPs. Maintain accurate and consistent electronic files and documentation;
17. Coordinate activities of sub-contractors and relocation of technical functions;
18. Interact and negotiate with contractors and subcontractors. Validate and negotiate contractor change orders and make recommendations to the client;
19. Visit project site at appropriate intervals and confirm progress is consistent with the project schedule and work is in general conformance with contract documents;
20. Demonstrate a proactive focus on meeting client and project requirements in a timely and cost-effective manner;
21. Demonstrate proficiency in the use and application of all PDS technology as required for assigned projects.
Requirements
22. Bachelor’s degree from an accredited institution or similar experience. Degree in Architecture or Engineering;
23. Minimum of 10 years experience in Project Management in the building/development/construction industry;
24. Experience with retail projects is required. Multi-site rollout experience preferred;
25. Ability to manage multiple projects at a time;
26. Ability to regularly communicate analyzed data to clients and team to achieve project goals;
27. Ability to manage all aspects of construction projects effectively and efficiently including, but not limited to Budgeting, Scheduling, Submittals and Change orders;
28. Ability to accurately prepare and maintain project budgets;
29. Ability to solve practical problems and deal with variables in situations where only limited standardization exists;
30. Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form;
31. Ability to successfully coordinate multiple staff of different levels;
32. Highly organized with strong analytical skills;
33. Flexibility with work hours and travel as needed;
34. Understanding of technical requirements for relocation, construction, and renovation projects;
35. Familiarity with architectural drawings and furniture and space planning concepts;
36. Strong consideration will be given to those that are PMP certified;
37. Strong interpersonal skills with an ability to interact with executive-level external and internal clients;
38. Ability to successfully communicate with architects, contractors, client representatives, and team members.
