JOB DESCRIPTION:
As a Sales Consultant specialising in luxury real estate at Exclusive Algarve Villas, your primary role is to manage and grow a portfolio of high-end properties while building strong, trust-based relationships with affluent clients.
You'll provide personalised guidance throughout the buying and selling process, leveraging your market expertise to understand clients’ needs and present tailored property solutions.
1. PROPERTY LISTINGS:
1. Recognise potential listings and match them to existing active clients.
2. Valuate and recognise quality properties for your luxury portfolio.
3. Use your local knowledge and network events to get to vendors and obtain new listings.
4. Use local businesses and connections to gain access to buyers and sellers.
5. Good negotiation skills are mandatory.
2. PROPERTY SALES:
1. You are required to be able to handle leads swiftly and appropriately. They come in various ways and formats 7 days a week and 24 hours a day. We insist on a maximum 12-hour reply time to new enquiries, any day of the week.
2. You will need to be well spoken and professional.
3. Constant follow-up on leads is required until you found the client their dream home.
4. You will have to be able to qualify clients, so you don’t waste their time and yours.
5. Assist with property viewings, accommodation, transport, and other assistance a buyer might need.
6. Within the 3 offices you have access to a property portfolio for you to use, both online and offline.
7. You must be able to follow up and close on offers, follow through with surveys, and finally lawyers to get contracts signed.
8. You will need to be able to properly negotiate sales.
3. ADMIN & MARKETING:
1. Make mediation contracts and KYC forms.
2. Deal with promissory contracts and deeds, organise inventory lists, and follow through with the sales processes.
3. Keep the CRM up to date on important client events.
4. Organise professional photo and video shoots for your listings.
5. Organise and open houses for team members and other agencies to get more traction on new listings.
4. REQUIREMENTS & TASKS:
1. To be multilingual, being English a primary language, and secondly, to have a strong understanding of the Portuguese language (written and verbally) to be able to interpret property documentation, contracts and other important laws and documents.
2. To have minimum (ideally 1-year) experience as Real Estate Consultant.
3. To have good knowledge of the local area and its potential lifestyle, including which services are available, and understand properties and prices for sale in the area.
4. To be knowledgeable in various software systems like CRM, Microsoft Office, Cloud, etc.
5. To be able to work within a team, but also be self-driven and work independently.
6. To respect clients’ privacy, discretion and confidentiality.
7. To be able to handle stressful situations.
8. To have a vehicle and valid driver’s license for Portugal.
